Eight classes, one common denominator

All classes share three things: a real place with ongoing income, people with a personal bond to that place, and a size that can be financed with digital securities. Often there is also a gap that banks do not close: a succession, an expansion, a fresh start.

Three criteriaHow we measure a property
Criterion AStrong in operationReal, predictable income from ongoing business, not from speculation.
Criterion BShort of capitalUnderserved in today's capital market.
Criterion CReady for issuanceClearly delimited property companies: held in a register, flexibly denominated, properly documented.

VORA Project developments

If no suitable property can be found on the market, VORA also designs projects itself. The following concepts are part of this work and not an independent assessment: no offers, no ongoing projects, no opportunity to participate.

A south-facing slope with sea views, a few minutes' walk from the town centre and the beach. The concept provides for fourteen detached villas with pools. The permitted density still has to be checked against the applicable zoning plan. That is the first point on our gap list, and we write it down instead of smoothing it over.

Four detached houses with three flats each, in a quiet location around one kilometre from the sea. We checked the permitted type of construction, the density and the cap of 400 m² floor area per house against the full text of the development plan. The concept follows what it says there, not what the sales brochure promises.

The smallest project in this section: three detached houses with three flats each in a quiet village setting. Whether the plot can be divided into three parcels of the prescribed minimum width is the critical point. It comes first on our gap list.

A corner plot with frontage to three streets, around 250 metres from the beach and within walking distance of the marina. The permitted floor area is stated in the sales brochure with coefficient and site coverage, and we have recalculated it. It is only confirmed once the town has provided its information.

The project in this section described most precisely in planning law terms: typology, height, setback areas and permitted floor area are named in the sales brochure and recalculated by us. Why the plot is offered at a considerably lower price than comparable land in the region is the first question we ask, and it is on our gap list.

Ten flats on a hillside overlooking the Mediterranean, at the upper end of the regional price level. The plot is prospective building land. The development costs are the open item, and they come first on our gap list, not in the small print.

Properties and requests.

Two ways to VORA: owners offer a property, project owners seek capital for a project. We review both using the same process.

Properties

Properties offered for sale by third parties appear here. VORA reviews them for suitability for an issuance. VORA does not act as an intermediary and receives no remuneration from a purchase agreement. Contact is made directly with the provider, not via VORA.
